Hollywood actress Denise Richards and her estranged husband Aaron Phypers have been legally evicted from their sprawling Calabasas, Los Angeles area home, capping months of legal disputes over rent, finances, and domestic allegations. On December 26, a Los Angeles Superior Court judge granted the landlord possession of the property after the couple reportedly failed to pay nearly $84,000 in back rent.



The eviction stemmed from a lawsuit filed by the landlord, who said Richards and Phypers had not paid months of rent on the six‑bedroom, five‑bathroom Calabasas property. The home was leased in 2020 for about $12,000 per month, and the court found that the lease had been forfeited due to nonpayment, forcing both Richards and Phypers along with his parents and brother, who had been living there to vacate.Richards, 54, had moved out of the house in late 2023 amid marital issues but remained on the lease, while Phypers, 53, stayed with his family. Richards has previously claimed that Phypers damaged the home after she left, a point his supporters have disputed.



The eviction unfolds against the backdrop of a contentious divorce that began in July 2025 after Phypers filed on the grounds of irreconcilable differences. In recent court filings, Phypers said he has had no income since closing his business in 2024 and listed substantial debts and high monthly living costs, claiming Richards earns significant income from television work and other ventures, including OnlyFans.Phypers sought spousal support, arguing financial desperation, while Richards opposed his request. The judge has not yet ruled on the landlord’s claim for damages beyond the eviction order.



Complicating matters further, Richards was granted a permanent restraining order against Phypers in November after testifying about abuse allegations during their marriage which he denies. He also faces criminal charges relating to those claims, making the divorce fight not just civil but criminal as well.As the legal battles continue, the eviction marks another public setback for the once‑married couple and adds new urgency to their unsettled divorce proceedings.
